Applying at Aria Bradenton is simple! Browse our available floorplans on our website, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 48-72 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 72 business hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
-A valid government-issued photo ID
-Proof of Income (see acceptable income sources below)
-Application fee of $99 per applicant + administration fee of $240

Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $1,000 apartment, a minimum income of $3,000 per month is required.

We accept:
-60 days of most recent pay stubs and bank statements
-Most recent tax return and 60 days of personal bank statements (if self-employed)
-Official offer letter on employer letterhead dated within 30 days
 

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

No. The shortest lease term we offer is 7 months. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are also not permitted per your lease agreement. Contact our leasing office for current availability and pricing.

We offer flexible lease terms ranging from 7 to 13 months. Current available terms include 7, 8, 9, 10, 11, 12, & 13 months. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On your move-in day, you will stop by the office to pick up your keys. All move-in costs must be paid in full prior to receiving your keys. Submit your move-in inspection within 48 hours of arrival.

Prior to move-out, please we schedule a move-out walkthrough, return all keys and access cards, and ensure your apartment is cleaned. Your security deposit will be processed within 30 days per state law.

Yes, a security deposit is required at Aria Bradenton. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Yes. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through E-premium.

We only offer in-person guided tours. Tours are available during leasing office hours:

Absolutely -- we will do our best to show you your specific unit if available. We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.

Yes. Our A4D, B7D, and B8D include a flex space usable as a den, home office, or storage area.

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like new condition. Please complete your move-in inspection within 48 hours.

Yes! We will do our best to accommodate requests for top floor, pool-facing, corner unit, ground floor. Let us know your preferences when you apply.

Availability changes quickly! We recommend submitting your application to hold the home as soon as possible. Contact our leasing office for current availability.

Our leasing team will present you with comparable alternatives matching your preferences for size, floor, view, or layouts.

We will notify you approximately 75-80 days before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.

Rent can be paid securely through our online portal using debit, credit or ACH bank transfer. Visit our resident portal or download the Entrata app.

Rent is due on the between the 1st and the 3rd of each month. A late fee of $150 stated in your lease agreement will be applied if rent is not received by the 3rd.

In addition to monthly rent, residents are responsible for utilities (billed based on usage), pet fees/rent $25 per pet, $85 Smart Home Bundle. 

Early termination is possible with 60 days written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.

We recommend setting up utilities 1 week before move-in:
-Electricity: Setup through FPL
-Water/Sewer: Community-billed
-Internet: Spectrum, Verizon, or Frontier

Yes, Aria Bradenton is wired for high-speed internet with fiber optics. Please set up your account with Frontier, if needed.

Yes, complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Electricity is provided by FPL (Florida Power and Lights). Contact them on their website or at 1-888-988-8249. We recommend doing this at least 1 week before move-in.

Yes! Our professional maintenance team is available to assist. They are onsite Monday - Friday 8:00AM - 5:00PM and on-call for emergencies after hours and through the weekend. 

Submit requests through the resident portal at www.aribradenton.com, or call our leasing office at 941-213-0225. For emergencies, call extension 4 immediately.

Standard requests are typically completed within 48 hours. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

No, we do not offer furnished or corporate apartments at Aria Bradenton.

Yes. All homes include a full-size washer and dryer.

Yes, paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

The pool is open from dawn to dusk. Hours may be adjusted seasonally -- check the resident portal or contact the office for updates.

Yes, Aria Bradenton has a space for recycling area by our compactor.

Trash compactor is located throughout the community in front of building 5. Valet trash service bins are collected Sunday- Thursday between 7pm. Place bins outside your door by 5-7pm.

Packages are delivered to package lockers through Package Concierge in the mailroom area. You will receive a notification when ready for pickup.

Storage units available for $50-100/mo. Contact the leasing office for sizing and availability.

Yes. Bicycles can be stored in our Bike Room and tenants must bring their own lock.

Yes. Quiet hours are 10:00 PM to 7AM daily. We ask all residents to be respectful of neighbors.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Yes! Each resident may bring up to 2-4 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

Guest parking is available throughout the community. Guests may scan the QR code to pay for parking. For extended visits, contact the leasing office.

Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
